A note about C****list. (you know, the giant free online
advertising site)
There are now 5000 ads posted per day under "Austin
apts/housing for" every day. It has become a battle to place more
ads per day than the competitors without in regard for truth in
advertising. 5000 ads per day x 30 days= 150,000 ads per month!
There are not even 150,000 apartments in Austin, and 95% of
apartments are occupied at any given time. There are apartment
locator companies that require every agent in their office to post
10 ads per day. (up to 15 agents per office, 5 offices in the city=
750 ads per day) Because of this, agents are not even checking to
see if the unit is still available, they are just trying to get their 10
ads placed as required. There are also agents posting as many as
300 ads per day by themselves! Do you think they checked to see
if thoses 300 properties were still available when they posted the
ad? (The answer is no, I have seen ads with prices from 18
months ago) The pictures in the ad are also never the pictures of
the unit actually available!
These agents spaming C****list DO NOT HAVE MORE OPTIONS
then Austin Cool. In fact, most apartment locators do not have
access to the Austin Multiple Listing (MLS) service and can't
show you half of the options available, especially downtown lofts.
Other agencies with MLS access are not set up as vendors with
the property management companies that manage the other half
of downtown options.
